Financing can take place in many ways. We are happy to help you discuss with various institutions,
both Swedish and French to find the best solution, if you want to borrow.

At the moment, in most cases, Scandinavians can only obtain loans in France for the purchase of real estate.

Different loan options

A Swedish citizen may well borrow in France and the interest paid is deductible in Swedish tax returns. If you take out a loan outside France, the loan is regarded as a cash payment.

A French bank can provide various suggestions, such as

  • Fixed or variable rate loans
  • Loans repayment-free for a certain period and then with repayment
  • Conversion loans, i.e. loans that allow you to buy a new home before your old one is sold.

    As a general rule, in France today (2025) you can borrow up to a maximum of 50% of the price.
    However, your monthly debts (including the new loan and existing loans) must not exceed 35% of your gross monthly income. This means that if you already have a mortgage in Sweden, for example for real estate, cars, etc. If this is the case, you cannot get a mortgage in France.
    In France, a small amount of life insurance is almost always required as a guarantee for the loan. This is a protection for the lender. In the event of the borrower's death, the insurance guarantees that the loan will be repaid, either by paying off the debt or part of it, thus reducing the lender's risk.

Clause for purchase contracts

A special possibility in France is that you write in a purchase contract that you buy an object on condition that you get a French loan. You then have 6-8 weeks to apply for a loan. If you do not get a loan based on the conditions "defined in the contract", the purchase falls through. Note that this only applies to loans in France. The down payment is then refunded.

Note also that from the day you receive a French loan, you are obliged to confirm your document after 10 days - not before. In practice, the French system requires a period of reflection of 10 days.
